Sell your land in Chiang Dao
We publish a small number of plots and we check every one before it goes up. If your land has a Chanote or a Nor Sor 3 Gor, we would like to see it.
What we check
Before your plot is published we pull the deed at the Chiang Dao Land Office, cross-check the boundary on LandsMaps, look up the zone colour on the provincial plan, walk the land with you, and photograph it ourselves. If something does not match, we tell you before anyone else sees it.
- Title search at the Chiang Dao Land Office: title type, registered owner, mortgages, liens, court attachments.
- Boundary cross-checked against the Land Department's LandsMaps parcel map.
- Zone colour and permitted use read off the Chiang Mai provincial comprehensive plan.
- Distance from the national reserved forest and the Chiang Dao Wildlife Sanctuary boundary.
- Road access, whether the lane is a registered public road, and where power and water actually reach.
- Our own photographs, taken on the site visit, with the date.
Our fee
3% of the sale price, paid by you on transfer day at the Land Office, and only if the land sells. Nothing up front, nothing for the verification work, nothing if we do not find you a buyer.
What we will not list
Sor Por Kor 4-01 land, Por Bor Tor 5 or 6 tax receipts, Sor Kor 1 claims, and anything inside the reserved forest or the wildlife sanctuary. These cannot lawfully be sold to a buyer, and listing them would make the verified badge worthless.
