Chiang Dao branch land office
สำนักงานที่ดินจังหวัดเชียงใหม่ สาขาเชียงดาวThis is the office that holds the record for land in the district. It is where a deed is searched, where a sale is registered, and where the fees and taxes are paid on transfer day.
What is done there
- A search of the title record: title type, registered owner, mortgages, liens and court attachments.
- Registration of a sale or transfer, signed in front of a land officer.
- Registration of a lease, a usufruct or a mortgage on the deed itself.
- An application for a boundary survey on the parcel.
- Payment of the transfer fee, the taxes and the stamp duty, at the office cashier.
- Covers Chiang Dao and Wiang Haeng districts.

No official page states this branch's hours. Telephone before you travel.
There is a generic 08.30–16.30 notice on the Land Department homepage. It belongs to the department's national inquiries centre, not to this branch. Do not plan a journey around it.
The department runs an online queue for registration and survey appointments. Its own footer says the system is still in trial, so confirm by telephone rather than relying on a booking alone.
Asking for a boundary survey
A boundary survey is applied for at the land office that holds the parcel, by the person named on the title document or by somebody holding a proper power of attorney.
The Land Department publishes a citizen's guide to boundary survey, subdivision and consolidation, and a separate fee schedule for each province including Chiang Mai. Both are PDFs on the department's own services page.
We have not opened those PDFs, so we are not quoting a step, a waiting time or a baht figure from them. Read them yourself, or ask at the counter — and ask for the fee in writing before the survey is scheduled.
Worth knowing if your land is a Nor Sor 3: its boundaries were never precisely surveyed, which is why a transfer needs a 30-day public notice period, and why the neighbours matter.
The official maps, and how to use them
LandsMaps — the parcel map
The Land Department's own map of land parcels. You can look a parcel up and see its shape and its neighbours on the official record. It does not show who owns it, what it is being advertised at, or whether it is for sale.
The Land Department links to it from its own homepage as ค้นหารูปแปลงที่ดิน (LandsMaps). It asks you to pass a security check before it opens.

The Department of Public Works and Town & Country Planning viewer shows the land-use plan colour over an area. Choose จังหวัด เชียงใหม่, then อำเภอ เชียงดาว, and it will read back the zone — for example อนุรักษ์ป่าไม้ — for the area you are looking at.
The colour alone does not tell you what you can build. The article for that zone does, and a land-reform area inside a colour is restricted further.
The viewer carries its own warning, and it matters: the information is preliminary only and cannot be used as a legal reference. For that you need the ministerial regulation itself, or the Land Office.

Who to ask
The village headman
For anything about a specific parcel and the people around it — who has farmed it, where the access actually runs, who the neighbours are. Nothing on a map replaces this.
The Agricultural Land Reform Office
For Sor Por Kor 4-01 land: whether it can pass to an heir, what the regularisation programme requires, and whether anything has changed. This is the only office that can answer those, and we point people there rather than guess. Its Chiang Mai provincial office publishes an address, a telephone number and an email address.
